Eligibility Criteria
- Only Indian permanent residents or citizens can apply. Businesses, corporations, organizations, and institutions in their business capacity are also eligible to apply.
- Individuals must be capable of entering into a contract and must have reached the age of majority.

Processing Fee
- The processing charges are INR 4,000 + 18% GST for Area (0-100 SQM), INR 5,000 + 18% GST for Area (101-200 SQM), and INR 8,000 + 18% GST for Area (201-500 SQM).
- The public should understand that processing fees cannot be refunded.
Payment Schedule
- The successful citizens must pay 25% of the total premium amount for the plot, after adjusting the EMD and registration fee, without interest, within 15 days of receiving the allotment letter by email. If the citizens fail to pay the amount within 15 days, they will be deemed withdrawn, and the earnest money will be confiscated by the authorities. In some instances, the citizens may request a postponement of the final date.
- The residents will have two choices for paying the 25% of the premium cost:
- A 2% discount on the bid price will be awarded to the successful applicant who makes full payment within 60 days from the allotment letter’s issue date.
- Pay 75% of the premium; if not settled within 60 days, the remaining balance must be paid within one year from the allotment letter’s issue date, in four quarterly installments (every 3 months) with simple interest (MCLR rate + 1%, which is currently 10%). The interest rate will be aligned with the SBI MCLR rate, which is updated biannually (each year in January and July). If payments are late, a 3% penalty interest will be added to the applicable simple interest.
Mode of Payment
- Payments to GNIDA can exclusively be made through online transfers via net banking or payment gateway on the Authority’s website at www.greaternoidaauthority.in.
- Typically, no extensions will be granted to any applicant for the premium payment; however, in exceptional circumstances, authorities may grant an extension of up to one month after consulting with the CEO of GNIDA.
- The payment from the Allottee/Lessee will initially go towards the penal interest and any interest owed, and then the remaining amount will be applied to the premium due and Lease Rent owed.
GNIDA New Residential Plot Scheme Apply Online
- Make sure you possess a scanned passport-sized photograph (maximum 100×100 pixels), an affidavit, and acceptable evidence of your address, age, identity, and nationality. All files need to be uploaded in the format indicated on the portal prior to submission.
- Sign up on the portal to receive a user ID and password for participation. Submit the non-refundable processing fee outlined in the DataSheet via online payment before the deadline.
- Late payments will not be accepted under any conditions. Any proposal that doesn’t have complete payment submitted by the deadline will be deemed invalid for the e-auction process.
- Bidders need to guarantee access to a computer with a reliable internet connection. GNIDA will not be liable for any connectivity problems or technical issues faced by bidders during the bidding process.
- Distinct applications and earnest money deposits (EMD) are necessary for every plot. Bidders are required to apply separately for each listed property and make payment for each application.
- GNIDA holds the authority to retract or alter any plot from the e-auction without providing a reason. The authority is not required to accept the highest offer or any offer, even if it exceeds the reserve price.
- Bidding under the reserve price is not allowed. Every bid has to be made at or over the reserve price, increasing in value by 1% rounded to the nearest thousand.
- If there is bidding activity in the last 5 minutes before closing, the auction will automatically extend by 15 minutes. This extension goes on until no additional bids are made in the last 5 minutes.
- Payments can be processed through credit card, net banking, NEFT, RTGS, or by cheque at specified SBI locations. Various payment options are available for document fees, processing charges, and EMD.
- Bid documents that are incomplete will not be accepted. Once submitted, bidders cannot retract their bid, and not fulfilling requirements will lead to disqualification without any reconsideration.
- A committee designated by GNIDA will commence the evaluation of qualification proposals. Verification of documents will take place next, and the highest bidder’s proposal will be advanced for allocation.
- The winning bidder will get an allotment letter within 30 days after the auction ends. This depends on the successful validation of all submitted documents and adherence to bid requirements.

Allotment Process
